NEPROM New Gen Spring Event at SAWA

The Spring Event of the NEPROM New Generation – representing young real estate professionals within NEPROM – on March 15 focused on (residential) construction with wood.

Timber construction is considered an important part of the solution to achieve a 100% circular economy by 2050 and to reduce CO₂-emissions drastically in line with Paris Proof agreements. But when is timber construction merely marketing, and when is it truly sustainable? And what is required for a timber-based project development? With these questions and no fewer than 45 interested participants, the New Gen visited the 'healthiest building in the Netherlands,' which is still under construction but has already won multiple awards SAWA.

The new generation of real estate professionals were guided through the challenging process that Nice and ERA have undergone so far to realize SAWA. They learned that the current tension in timber construction lies, among other things, in high material costs, CO₂-rights that cannot always be incorporated into the GREX, and that timber construction is not yet familiar to all (regulatory and certifying) parties. Opportunities lie in leveraging low (green) loans, selling CO²-rights, and targeting the right audience (both private individuals and housing corporations and investors).
